    Last Stop Shopping for books on House Flipping

    I have a library of real estate books and this is the book I constantly go back to and re-read when I feel like I've lost my way. I have just about every book on Amazon regarding the subject and this one really has the best information. I also bought the companion book called "The Book on Estimating Rehabs" and it is the perfect book to figure out how to not only estimate the scope of work but gives you great insight on what you should be paying for contractors and products. I also keep up with J Scott's flips on his website. He is a real house flipper and not someone that gives you his theories on the subject. He tells you the good and the bad but gives sound advice on how to make sure each deal is a winner. If you are in the Rental business this book doesn't really cover the Buy and Rent strategies. There will be times in your flipping process where you might lose money but I've been successful in turning those into Rental properties to make my money back and then hold for long term growth and a small monthly income on Rent. The best book I have read on that issue is Buy it, Rent it, Profit by Bryan M. Chavis. I suggest getting all 3 books so you understand how to flip and profit quickly or turn a bad investment into a winner by renting. One thing I did with my rentals that the books don't suggest is have a Management Company handle the entire process of my Rentals. They handle marketing, Contracts, Tenants and maintenance for 10% of the rental price. On most deals that will cost me about 120 dollars per month. Not having to deal with Tenants and maintenance is worth the price to me. The profit margin in my area is around 20 percent. If it is a break even deal I will hold until I get enough equity from their payments and then when the lease is up I will clean it up and sale. It can be the difference in losing money and making a little off of a bad deal.

    Get it yesterday!

    This is the by far one of the best books I have ever purchased. Absolutely a wealth of knowledge comprised here, what would cost you thousands in seminars, and other courses. Three tips: 1) Buy this book, and the rehab estimator book. 2) Join you local REIA - and network, network, and network. 3) Find a mentor - alone you are lost, or this machine of so many moving parts will crush you.     Teaching us to Fish!

    I have almost finished reading this detailed and meaty book that is exactly what my husband and I are looking for. We were tired of the ra ra overview books that get you all excited about the possibilities of real estate investing, but gave few details on the process, order of operations, potential problems, etc. J. Scott gives all of these details and more. In face, we bought two copies so we could both read them at once. Took them to an office store and had them spiral bound as we knew these would be referenced many times. We also bought the companion book about rehab costs and were just as pleased with it as we are with this book. J. Scott doesn't just give us a fish, but teaches us to fish for ourselves in this book. Highly recommended!

    Starting over at 55.

    Thinking of starting to flip houses. Book has a lot of good information. Should help me to start a new career at 55. Will keep you posted if it works or not.

    Great Info, Horrible Grammar!

    This actually ended up being my last read before my first flip! It gave me that last push that I needed to go from research to action, and I am grateful for all of the in-depth, no b.s. information. But goodness GRACIOUS could he not have hired an editor!?!? A bit baffled by all of the misspellings, grammar issues, etc. Almost difficult to read at times for that reason.

    All about mechanics by a doer that don’t hold back

    Solid book focus all on mechanics of house flipping, simply read chapter 8 “the flip formula” and you’ll find out this book worth 10s of thousands of dollars, J Scott literally walk me though with every single cost I will encounter on a flipping process along with pretty accurate numbers and that is INSANELY good. Btw you should go check 123flip.com it’s J Scott’s official website he shared a lot of his own deals

    Confidence Building, Risk Mitigating Read

    Very informative and a well thought out gameplan for someone looking to break into real estate investment. Has certainly given me the confidence to take the next leap knowing I've reduced as much risk as possible at this point in the process of attempting my first flip. I'm currently reading J Scott's other book "The Book on Estimating Rehab Costs"

    It is mis-titled...it should be "THE book." No fluff, no pomp, just solid info and advice. I just bought my first house to flip, totally confident in the purchase and the renovation and selling it to make someone very happy to have my project. Thanks J Love biggerpockets.com too!!

    Absolutely riddled with typos--avoid!

    The information seems quality (I am a beginner investor so I am not the best judge), but the number of typos is staggering. It's as if the book was not proof read one time. The author wrote it and then it was simply published. Can't really wrap my head around how that happened. I would strongly encourage people to buy the updated version, NOT the first edition.

    Anyone who is interested in building their knowledge of real estate investments. I will even go as far to say, this is a great starter book if you're looking into doing project management in the realm of real estate construction. Thanks.
